Nyon Condo Project Details
The land area of Nyon is approximately 28,409 square feet. The site’s plot ratio of 2.8 under the Singapore 2014 URA Master Plan allows the developer to build 105 apartments. However, Nyon developer Aurum Land intends to build only 92 units at the site in order to allocate more space towards landscaping and floor plan configurations for certain units. The lower number of units planned also makes the District 15 freehold development more exclusive.
The site of Nyon was created from an amalgamation of 3 freehold land plots. Aurum Land, bought the land plot of 12 Amber Road for $58million in September 2017. The freehold site which consists of 12/A/B/C/D Amber Road was put up for sale on August 2017. Aurum Land subsequently combined the land site of 12 Amber Road with the two freehold land plots of 10 Amber Road and 10A Amber Road to form the current site area of Nyon.
Nyon Condo @ 12 Amber comprises of a single 18-storey residential tower of 1, 2 and 3 Bedroom apartments. There are 6 units per floor on most levels. The orientation of all units are North-South, to maximize the site’s sea-facing frontage towards Amber Road. Higher levels of the South facing units of Stack 2, 3, 4 and 5 would enjoy partial seaview and the natural sea breeze from the balconies. Stack 1 and 6 would face North and enjoy views of the Peranakan motif inspired mosaic swimming pool.

Nyon Condo Unit Attributes

The Name “Nyon”
The name “Nyon” also refers a municipality fronting Lake Geneva, of the canton Vaud, in Switzerland. However, the naming of Nyon Condo did not derive inspiration from the Swiss municipality, though both share the same characteristic of facing a large body of water, with Nyon of Switzerland looking into the picturesque Lake Geneva, and the higher South-facing levels of Nyon Condo enjoying breathtaking views of the sea.
Instead, the name of Nyon Condo was arrived at due to its location in Katong.
Descendants of Chinese immigrants who travelled and settled in the Malay archipelago, which include Malaysia and Singapore, are referred to as Peranakans.
“Nyonya” is the term for Peranakan women. The project name is a short form of “Nyonya”.
As Nyon Condo is situated in Katong, an area historically chosen by many Peranakans to reside in, the choice of a name with Peranakan identity for the project seems apt.
The project name Nyon would also evoke memories of a popular local Chinese drama, The Little Nyonya, which was screened on television about a decade ago.
The history of Amber Road is rooted in wealth, eminence and Peranakan heritage. The road name was said to be named after the family of a successful Jewish businessman named Joseph Arron Elias, whose family owned many properties along Amber Road. A company found by Joseph built Amber Mansions, one of Singapore’s earliest block of flat. Amber Mansions, however was situated in the corner of Orchard Road and Penang Lane, and not in Amber Road locale.
There used to exist a Malay village named Kampong Amber encompassing the site of Nyon @ 12 Amber in the past. The village was bordered by the roads East Coast Road and Amber Road.
Amber Road holds the distinction of the address where Singapore’s First Prime Minister, Lee Kuan Yew, proposed to his wife. The venue of the symbolic event was at Mandalay Villa, a mansion built by an influential Peranakan businessman, Lee Cheng Yan.
Amber Road is also home to the iconic Chinese Swimming Club, which produced many national swimmers and remains a seat of swimming excellence. The club has a much bigger area now after undergoing refurbishments in recent years.
Katong is a well-known area in Singapore with distinct Peranakan influence. Recognized as a residential enclave for many Peranakans, the Baroque Peranakan architecture of many buildings is evident as you throng the streets of Katong.
A location steeped in Peranakan history, Katong is a famous food haven with multitudes of cafes, bars and restaurants housed in unique pre-war two or three-storey shophouses, serving a rich variety of food, and in particular Peranakan cuisine.
The famous Katong Laska, a spicy Peranakan noodle soup, can be found along East Coast Road, as well as delicious Nasi Padang and Nyonya dishes from Glory Catering. Further along East Coast Road towards the East, another must-try dish is Beach Road Prawn Noodle, with its thick and flavourful soup base coupled with fresh succulent prawns.
The delicious Punggol Nasi Lemak with its fragrant coconut rice, crispy chicken wings, crunchy peanuts and ikan bilis, most importantly its sambal chilli, can be found in Tanjong Katong.
Fei Fei Wanton Mee, especially eaten with chilli, is just one of the many sumptuous dishes one can sample in the charming Joo Chiat.

2014 URA Master Plan
